Yes, buyers under the age of 21 can purchase property in Dubai.

No. Dubai Land Department issues only one official digital Title Deed, which is considered the original and is stored securely within the DLD’s online system.
However, you can download or request certified digital copies for official use. For off-plan properties, Oqood registration acts as the interim ownership proof until the final digital Title Deed is issued upon project completion.
What fees are required in a purchasing property transfer process?
The key government and administrative fees in a Dubai property transfer are:
– Dubai Land Department (DLD) transfer fee: 4% of the property value
– DLD admin fee: AED 580 Title Deed – AED 40 Oqood
– Trustee Office Fees (based on property type and value)
– AED 2,100 if the property value is below AED 500,000
– AED 4,200 if the property value is AED 500,000 or above
– AED 5,250 for off-plan property transfers
– Mortgage registration fee: 0.25% of the loan amount + AED 290 admin
– POA-related fees (if applicable, for legalization, attestation, and translations)
– Pro-rata reimbursement of service charges to the Seller and Seller is responsible to reimburse pro-rata rent to the new owner, on the official property transfer. • If blocking of the property is required fee is AED1,545, note this is only applicable for Finance seller’s and cash Buyer’s – Sometimes banks also require blocking subject to each Lender’s formalities

Property Sellers

As a seller in Dubai, you will need to provide:
– Original Title Deed
– Passport copy
– Emirates ID (if UAE resident)
– Signed MOU or Sale Agreement
– No Objection Certificate (NOC) from the developer
– If property is mortgaged, a liability letter from the bank
A No Objection Certificate (NOC) is a mandatory clearance letter issued by the property’s developer confirming there are no outstanding dues or objections to the sale.
It is required before transferring ownership at the DLD.
What fees are under the Seller’s responsibly :
The key government and administrative fees in a Dubai property transfer are:
* No Objection Certificate (NOC) fee: AED 500 – AED 5,000 (developer dependent)
* Provisional service charges to be cleared in advance accordingly as per Developer’s request, service charges shall be reimbursed on a pro-rata basis back to the seller from the new buyer on the official property transfer. * No Objection Certificate (NOC) fee: AED 500 – AED 5,000 (developer dependent)
* If Finance seller, mortgage release fee conventional mortgage AED1,605 Islamic mortgage release fee AED 1,875
